Washington Seller Net Proceeds Calculator (2026)

What will you actually walk away with when you sell your Washington home? The calculator below estimates your net proceeds after commission, Washington’s excise tax, title and escrow, and paying off your mortgage.

Sale price is the headline, but net proceeds is the number that matters — the check you actually take to your next home. The gap between the two is bigger than most sellers expect, mostly because of the real estate commission and Washington’s graduated excise tax. Here is an honest estimate before you list.

Washington state excise tax (REET) is calculated on the graduated 2026 brackets: 1.10% up to $525K, 1.28% $525K–$1.525M, 2.75% $1.525M–$3.025M, 3.0% above. Local REET (city/county) is added on top — commonly ~0.50% in King County; adjust for your city. In WA the seller customarily pays the owner's title policy and half of escrow. Commission is negotiable and set in your listing agreement. Estimate only — your escrow company's net sheet governs.

What comes out of your sale price

  • Agent commission: negotiable and set in your listing agreement — usually the largest single cost.
  • Washington excise tax (REET): a graduated state tax on the sale price, plus a local add-on. More on the exact brackets in the excise tax calculator.
  • Title and escrow: in Washington the seller customarily pays the owner’s title policy and about half the escrow fee.
  • Your mortgage payoff: whatever is left on your loan.

How to use it

Enter your expected sale price, remaining loan balance, and commission rate. Adjust the local excise add-on for your city (King County cities are commonly around 0.5%). Add any repair credits or staging costs, and the tool shows your estimated net proceeds with a full line-item breakdown. It is an estimate — your escrow company’s net sheet is the final word — but it gets you a realistic number to plan around.

Frequently asked questions

How do I calculate my net proceeds from selling a house?

Start with the sale price, then subtract the mortgage payoff, agent commission, Washington excise tax, and title and escrow. What remains is your net proceeds. The calculator does all of that in one step.

What are the biggest costs when selling in Washington?

Usually the agent commission and the state excise tax, followed by title and escrow. Together they explain most of the gap between your sale price and your take-home.

Can I get a precise number for my home?

Yes — request a seller net sheet. I will build one on your actual price, loan balance, and city so you know your bottom line before you list.
